Do you need a mold assessment?
Florida's heat and humidity create conditions where mold can establish quickly and quietly. You may not see it or smell it but it can be active behind walls, under flooring, or inside HVAC systems. If any of the following apply, a mold assessment is worth scheduling:
A musty odor with no obvious source
Visible discoloration on walls, ceilings, or flooring
A history of water intrusion — roof leak, pipe failure, or flooding
Unexplained allergy-like symptoms that improve when you leave the property
An HVAC system with a history of moisture issues or inadequate drainage
A property that sat vacant without air conditioning
Mold Assessment: What to expect
A mold assessment is a systematic evaluation of your property for the presence, source, and extent of mold growth. We assess both visible and hidden conditions, collect samples for independent lab analysis, and identify species and spore concentrations in your indoor environment.
This assessment includes:
Visual inspection of interior and exterior
Thermal imaging and moisture readings
Air sampling with outdoor baseline comparison
Surface and swab samples where warranted
Humidity and temperature readings throughout the home
Photo documentation
Mold Protocol
When remediation is required, we prepare a written mold protocol — a detailed scope of work outlining what needs to be addressed, how affected areas should be contained, and the steps a remediation contractor must follow to bring the property back to acceptable mold levels. We adhere to ANSI and IICRC guidelines as well as the Florida SOP.
Clearance Testing
Once remediation is complete, we return to confirm the work was performed correctly and that indoor air quality has been restored to acceptable levels. Clearance testing provides documentation that the property is ready for occupancy.

How much does a mold assessment cost?

Pricing depends on the size of the property and the number of samples required. It is impossible for us to predict cost without seeing the project first. What we can promise is that we will discuss the final cost with you before any samples are taken.
Can you remediate the mold for us?

No. Florida law requires mold assessors and mold remediators to be separate entities. We assess, document, and write the protocol — remediation is performed by a licensed remediation contractor of your choosing. This separation ensures our findings are always objective. Coming from a background in remediation, our protocols are designed to be easy for the remediation contractor to follow and we are available to answer any of the questions they may have.
What is the difference between a mold inspection by a home inspector and a mold assessment?

A home inspector can identify signs of moisture intrusion and conditions favorable to mold growth, but cannot perform air quality testing, interpret laboratory results, write a protocol, or conduct clearance testing. Only a mold assessor can perform those services. As licensed mold assessors, we invested in additional education and licensing to ensure our customers receive the highest level of expertise and service capabilities.
