Most full home inspections take two to four hours depending on the size, age, and condition of the property. Larger homes or homes that are older will sometimes take longer. We'll give you a time estimate when you book.

You don't have to be, but we recommend it. Walking through the findings in person gives you a much better understanding of the report than reading it on your own. It's also a good opportunity to ask questions in real time.

Reports are delivered the same or next day as the inspection depending on what time of day it was done, typically within a few hours of completion. Your report will include written findings and photo documentation of anything we identified.

Every home has something. Some findings are minor maintenance items, others may warrant negotiation or further evaluation. We'll walk you through what matters and what doesn't.

Yes. Condo inspections cover everything within the unit — interior components, electrical, plumbing, HVAC, windows, and doors. Common areas and building exteriors fall under the association's responsibility and are not included in the inspection scope.

Not much is required on your end. If you're the seller, make sure all utilities are on and that the inspector has access to the attic, electrical panel, and any outbuildings. If you're the buyer, plan to join us for the last hour so we can walk through the findings together before we wrap up.
